Green initiatives: Reducing condominium utility costs

To run and pay for multiple buildings electricity costs every month typically costs thousands of dollars; especially when you have not taken the necessary steps to decrease your costs.

By being environmentally conscious, you're positioning your condominium to be more efficient, more competitive in the marketplace, more profitable, and more cost-efficient. People are also more likely to live in a condominium that is actively working to reduce its overhead costs and one that is complying with green standards. To successfully conserve energy in a condominium, energy-efficient methods must be used. To save on energy and costs use: smart appliances that are programmed to go into sleep mode, compact fluorescents or LEDs, instead of regular incandescent light bulbs. Other ways you personally can help out include and are not limited to; carpooling* (when the provincial government gives you the go ahead) * recycling and reusing more of your everyday products, and so much more!

 

Here are some easy ways to reduce condominium utility costs.

ENERGY-EFFICIENT RATED LIGHT BULBS

They last longer and also run at a lower cost than energy-inefficient bulbs. Consider installing LED or CFL light bulbs instead, or halogens for significant long-term energy savings and cost reductions. You can also install motion/occupancy-sensor lighting in areas that are used such as: corridors, elevators, conference rooms, bathrooms etc.

CONSERVE WATER

Purchase water-efficient models to minimize water consumption. These appliances leave a smaller water footprint by only consuming the needed amount of water. Motion sensor taps ensure that no one leaves a tap open in any of the condominium units.

A SWITCH-OFF CAMPAIGN

You can influence an energy-saving culture by giving your staff strict instructions on switching off lights and other energy-consuming appliances, when they are not in use.

CREATE AWARENESS ON THE IMPORTANCE OF BEING ENVIRONMENTALLY FRIENDLY

Keep both condominium staff and tenants informed about the various roles they play in reducing energy consumption. Instruct them on how to keep windows and doors closed when running any HVAC system, unplug appliances so that they don't continue to consume energy after they are switched off, etc.

REPLACE ELECTRIC POWER WITH SOLAR POWER

Although installing solar panels can require a large initial investment, they are environmentally friendly, renewable, clean, and in the long run, are cost effective.

LANDSCAPE AROUND THE PROPERTY

Landscaping around the condominium replaces unhealthy carbon dioxide with clean oxygen. Using shrubs and trees helps filter and clean up the air and helps reduce toxins that can trigger airborne illness. Gardens are aesthetically pleasing to the eyes and are good for our health especially when living in a large city. A lovely garden in front of condominium buildings can help you attract more of the right type of tenants you are wanting!

RECYCLING

Recycling saves energy, reduces the amount of waste sent to landfills and incinerators, and prevents more pollution by reducing the need to collect new raw materials. It conserves natural resources such as timber, water and minerals. Separating and reusing materials is a good way to handle and reduce daily waste.
